POSITION SUMMARY

This position will provide comprehensive property management and oversight of all Robinson Rancheria (RR) Off-Rancheria residential housing and commercial properties. This involves marketing for prospective tribal tenants, overseeing maintenance, and managing the needs of existing tenants. The Property Manager will work closely with the RRCBC, the Fiscal Manager, and the Robinson Rancheria Police Chief in the overall process of property management. The RRCBC will work closely with the Property Manager in developing Housing Policies and Rules for all properties, rental fees and developing an annual budget.

RESPONSIBILITIES

In the course of your work, you will be responsible for the following duties and responsibilities:

  • Manage all aspects of assigned Tribal properties
  • Develop a project tracking system of number of residential tenants, to include scope of work project details (from start-to-finish), regular property on-site visits, etc.
  • Inspect, arrange, and perform building maintenance to meet safety standards
  • Process County of Lake building and construction permits
  • Negotiate contractual services with licensed Contractors/Sub-Contractors in a timely and reliable manner, utilizing RRCBC competitive bid Fiscal Policies and Procedures
  • Review RRCBC Policy and Contract with tenants on the Tribes Housing Rules and Regulations
  • Announce apartment rentals available to tribal members
  • Utilize the Tribes Workforce Project Program for specific projects that require extra help
  • Work closely with the Fiscal Manager who will provide oversight on Collection of receivable accounts and operating expenses
  • Maintenance of all records and documents to support all financial materials
  • Develop and manage annual budgets; and forecast funds needed to maintenance and supplies
  • Resolve tenant’s complaints to their reasonable satisfaction and in accordance with our Housing Rules and Regulations
  • Keep updated on current local and state housing laws and regulations
  • Maintain a positive, productive relationship with tribal tenants
  • Report and submit any Incident Report on all security matters to RRCBC and Robinson Rancheria Chief of Police
  • Submit a weekly progress report to the RRCBC every Monday
  • Provide verbal and written reports to Tribal Council monthly.

WORKING CONDITIONS

  • Office and field environment; exposure to noise, dust, (potential hazard & substances may require appropriate safety precautions), unsuitable weather conditions; some lifting, stooping, and climbing; working with public
  • Requires heavy physical work; heavy lifting, pushing, or pulling required of objects up to 50 lbs. Physical work is a secondary part of the job
  • Work environment involves some exposure to hazards or physical risks, which requires following basic safety precautions

CONDITIONS OF EMPLOYMENT

  • Individuals must have knowledge, sensitivity and understanding of the culture and diversity of Robinson Rancheria and the surrounding Tribes
  • All applicants are subject to the Tribes Drug and Alcohol-Free Workplace Policy including pre-employment screening
  • Must have a Valid California Driver’s License and be insurable through the Tribes Insurance Policy
  • A competitive health benefit package is offered upon completion of probation period
  • Employee will serve a 90-Day probationary Period
  • RRCBC personnel are employed on an “At-Will basis

MINIMUM QUALIFICATION AND EXPERIENCE:

  • High School Diploma or GED
  • Type minimum of 45 words per minute.
